Multiple reasons.

I bought a large model home at the peak of the market. In fact, a bidding war broke out over the house and I paid above market prices. The house I bought was in a town that was growing rapidly; In fact, we were the fasted growing city in the country from 2000 to 2008, growing some 240%. My community was hit hard by the recession. Not only did we have a lot brand new houses that never sold, because of all of the recent building we had a lot of bad loans. On the day Obama took office, we walked our street and exactly half of the houses on my block were empty.

I just checked Zillow and while I understand Zillow is hardly accurate, we are almost breaking even. It doesn't matter much - we love our house and our community and have no plans on leaving. This is our forever house.

My wife and I also own other property as well.

The fires here are bad because we have a lot of rural areas and we are very dry.

Every now and then one of my Republican-ish friends will say "I don't like living in California because of the political climate". This doesn't even make sense to me. In fact, I find it comical. I don't wake up in the morning and think to myself about how local state politics affects my life here. Oh, no, we allow gays to get married here and we have some gun laws and we allow non citizens to get a driver's license - how horrible. These things have zero impact on my day to day life. (And I own firearms.)

Don't like California.... Then leave.
You should have said your part of CA is great to live in.

California is officially lost to Mexico. That is an unofficial Mexican state now. Civil war is the only way to take it back. And I call it civil war only because there are so many anchor babies who are technically American citizens. They would all have to be pushed back militarily into Mexico.

You're a bit clueless in a number of things but real estate is a biggie..

In Beverly Hills those people have money to burn... In turn they can "overpay" and they can have all of the added frills that don't come into account when an appraiser is doing the appraisal which is how value is determined and what the loan is based on.. If you build a 2000sf house and average cost to build is $125sf then you have a $250k average to work with... There's not much wiggle room there... If you build said house in Beverly Hills you add land value on top of that... There's not much wiggle room there either.. Now if the person buying or building the house wants all sorts of special design aspects and high-end addons like gold faucets throughout those things are just that.. Addons.. And they won't be taken into consideration in the appraisal or the loan.. Sure the appraiser could mention them.. But they have no value as far as the loan is concerned... So when fancy pants "I need someone to sort the colors of my jelly beans" singer or actor comes along and wants that Beverly Hills home built to their specs they are generally paying out of pocket for all of those extra added "benefits" That sort of thing doesn't work in the real World of real estate.. If you build that same home with all of those added frills pretty much anywhere outside of money to burn neighborhoods you as the owner are pretty much guaranteed to lose money when you go to sell it.. You have to be extremely lucky enough to find a buyer who has the same tastes as you and willing to pay extra at closing for all of those added frills.

Back when Rochard bought his home things where a bit different.. They've tightened up on appraisals even more so now.. Back then an appraiser could get away with adding a few things here and there.. They could stretch their comp area out a bit to stretch the value.. But in todays World that's A LOT tougher to do... Pretty much anyone can log on to one of the many websites and get a pretty good idea of comparable value.. Underwriters have boat loads of tools a their disposal to dispute an appraised value if needed these days.

In addition, Rochard has a few other negatives going for him if he had to resell right now.. 1st is the homeowners association.. When a prospective buyer comes along that home owners association fee is REDUCED from what the buyer qualifies for in monthly payment.. home owners associations are value killers. Then he has the solar panels. Which is another fixed monthly bill the buyer has to agree to. Added frills... Less potential buyers.

We've been hearing for years how people are leaving California in droves.... Mkay.

I honestly believe that local politics is so much more than national politics. If we build a wall or not has zero impact on me. But when our city employees went on strike during the recession and our garbage wasn't picked up for two weeks, well, that had a huge impact on us.

Then why hasn't the price of your home reached positive territory in 10+ years? Real growth areas such as mine have seen 75-100% increase in that time.

I don't need to Google the facts. I live here. I know more about what is happening here than you do. Trust me on that one.

We have a poverty rate because it's expensive to live here. If they can't afford to live here, they should move to Phoenix. And to be perfectly honest with you that's exactly what I did. When I graduated college I knew I couldn't afford a house, so I moved to Phoenix...
