Why on earth Kelly would you leave an 80k/year job, pack up and move 6 hours away for a 40k/year job without at least going and spending a couple days checking out the offices and working conditions first? Then have to have your new boss co sign for house rental and struggle paying rent cause you had no savings? Actually, the deposit helps to protect the landlord in case the tenant causes damage and skips out. However, the tenant's liability does not stop at the amount of the deposit.

For example, if the deposit is $800, and the actual damage is $1200, the tenant is legally responsible to pay the additional $400.

In Texas, and in most states, it is the TENANTS responsibility to document the condition at move-in. If the tenant fails to do so, it is assumed that everything was in good shape and working order.

For example, when we lease one of our units, the tenant is handed a move in sheet. They have 72 hours to complete the move in sheet (because things might not show up during the initial walk through) and mail it in. If they fail to do so, they are responsible for ALL damages when they move out.
