How do I fuck my home builder?!?!

I bought a new home approx 2 yrs ago and and I have a massive water leak in my second guest bedroom ... I called a roofing company and they told me about $800 work needs to be done. This work will be completed in the next 2 days.

I called my builder and yelled and bitched at these cock smokers ... they said sorry your 2yrs
are up .. only structural damage is covered now.

I call on all the Devious Minds On GFY! to rise to this occasion and help me fuck these
bitches up.

I was thinking of buying www.fuckxxxxxxxxxxhomes.com and starting a wonderful blog.

Any suggestions?

Check to make sure it wasn't a nail through a PVC pipe.

When I had my property management company, I managed a house where the master bedroom had a huge leak like that. It turned out to be the builders fault three years later because the builder drove a nail through the pipe when they were putting up drywall.

It just took a really long time for that leak to manifest. They were out of warranty but still paid for it when they learned it was still their fault.

Is the house new new, or just new to you?

No roof should leak in just 2 years unless there was damage from limbs, hail, etc.

Poor craftsmanship .... and the funny thing its not in one spot .. there are 2 leaks within the 2 foot range of each other, Something to do with Flashing not properly installed.


I spoke to the neighbours aswell and approx 6 people on my street have had leaks
complete bullshit i say.

If it really is faulty craftsmanship you still might be able to sue. Especially if there are multiple homes with the same problem. Case in point. When I was in high school one of my bests friends moved into a new housing complex. All of the homes in this complex were brand new builds. Within about 3 years many of them started having some serious electrical problems including my buddy's family. After talking it over they found about 10 homes with the same issue and they were all told by the builder that the were outside the 24 months warranty so they were on their own. One of them paid to have the work done to fix the problem and they were told by the electrician that it was a mix of faulty craftsmanship and shitty materials. All 10 of the families got an estimate for repairs and filed a claim in small claims court for the cost of the fix (it was around $1500, but this was also 1988). Rather than deal with 10 small claims court appearances where he would have to explain over and over again why he used shitty materials and did the work incorrectly, the builder just paid to have the problem fixed.

First file a report with BBB, then get a written report from the guys who are going to do the work. Send the old builders a copy and a written statement of your complaint, by recorded delivery. Give them 10 days to reply. If you get no satisfaction take them to small claims court or get Judge Judy to nail them to a cross

Man that really sucks,

Get more than one estimate to repair the work, also make sure the estimates include explanations of what/why repairs are needed, also an inspection of the remaining roof in case more defects are waiting.

The extra paperwork helps when suing. Which brings up who to sue. Did your builder sub to the roofing company? Also $800 sounds cheap.

Take photos, document the problem, get statements from neighbors having the same issue, pay to have it fixed, go to small claims court and sue for the amount of $$ it cost you to fix it.

Its a real same shame these builders are always cutting corners every year they continue to cut quality. I've also found out they never ever use 1st grade shingles always 2nd grade this is why they guarantee for only 2 yrs.

Since it's your roof ... if you can find others that had their home built by them with the same problem (as little as one or two more) then you can all file complaints with the licensing board that handles new home builders in your state.

If you're just looking for modest "revenge" and to increase awareness of a shitty company, post a report on places like ripoffreport.com and topix.net

Place a few blog comments links to those reports and before you know it, top 10 in google for the your ripoff posts and you remained anonymous. Post good info too, there's a good chance other people will see the post and post their stories too, link to it, and before you know if anytime someone does some online research on the builder, all this bad shit shows up.

First of all if they are honoring their contract with you and the time really is up, becareful what you say or you may be liable if you slander them.

If they wont budge to help you, you can inform them that you will be telling everyone you know not to do business with them and you will never use them again. That is about all you can do. If they give a shit, they will care about their reputation and make an effort to help you.

Now if you feel that they are wrong and this should be covered then contact the BBB and your attorney general (if you are in the US). Make complaints with them, they will be answered by the company.

exactly.... people don't realize the contractor basically coordinates all the subs. If he is building multiple houses at one time he can't be in every place at the same time, watching what every single person is doing, he can't detect every single little flaw, it's not possible.

Hell it could have just been 1 guy on the roofing crew that was an idiot and put the flashing on "almost" right, but not good enough. If the rest of your house is fine then the contractor is likely pretty good. If you notice a problem with the electrical, plumbing, shitty trim work, wood floors separating, etc etc etc then yeah its the contractor, he sucks and not only hires shotty people across the board but he either doesn't care or is too incompetent to notice it. But just a flashing problem, it really could have been 1 guy that the other roofers didn't catch his error and everything else was fine. Not the answer you want to hear but don't crucify the contractor without understanding the situation. It's like having 1 rouge affiliate spam you and you want to kill the owner of the company the rouge affiliate is advertising while the owner didn't even know it happened.

The contractor may have recourse to go back after the roofing crew depending on the circumstances, or fire them now if they are still working for him. He doesn't know about problems like this till they are brought to his attention, unfortunately for you it took 2 years for the problem to present itself. Obviously the inspectors didn't catch it and the house passed permits, so it wasn't an obvious gross problem.

The contractor might also be broke, a lot of them have gone bankrupt over the last couple years.

Talk to your neighbors with the same problems and as a group go talk to the contractor, see if he wants to work it out or not.

maybe it varies from state to state, pretty sure here they only have a year or two to come back with problems. In the 20 or so houses we've built in the past I can honestly say I've never had one person come back with a problem so i don't know. But I am pretty sure it's not a long period of time.

you could put a little of that internet porn aside and research ( bet it would take 10 minutes ) on how the flashing should be installed and then put a little M-A-N into it and do it your damn self, maybe learn a little something, maybe impress the wife, maybe charge a small fee and do the neighbors....meah

You are confusing warranty with statues of limitations. A warranty covers things for a year, if something breaks in that year you have 10 years to sue. You do not have 10 years to find defects, you have one/two or whatever the contract says.

I'll search it later, I know the contractor is liable for 10 years on a new home. Again, every state is different.
