I have a female roommate and it just a "roommate" thing and nothing else. Before my roommate moved in I made it very clear under no circumstances are guests allowed. I have had roommates in the past have friends over and they stole my shit that's why I have this policy.

While I was out to lunch my roommate gave her new boyfriend the key to my apartment to pick something up. While I was out he entered my apartment by himself with her key! I didn't know she did this and she asked my permission after he already went into my apartment! I can't imagine what would have happened if this stranger entered my apartment while I was home! I would have been freaked the fuck out and would have thought my apartment was being broken into.

I called her and chewed her out, I don't know if I should kick her out? I made it very clear to her before she moved in I have a no guest policy! What she did is far worse than just having someone over while she was home. Giving a guy a key to my place while she wasn't even with him is super fucked up

Last time I think I had a roommate I was like 25 as my best friend and myself dumped our girlfriends within a month of each other so had a bachelor pad for a bit which was a pretty good time filled with random girls/parties. Had a girl from Venezuela stay with me last year for like 2 1/2 months which was cool but that's probably the most I could handle few months here or there as I'm pretty clean for a guy and too old now to deal with people annoying me or fucking with my shit. If I'm dropping a dong in it my tolerance level goes up but if just a roommate too much headache for a few extra bucks.

The no guests policy is a little weird but it's your house, your rules. That rule was obviously ok when she moved in, but now she has demonstrated that she has no intention of sticking to it.

I have multiple reasons

I live in the living room I have no door to close and have limited privacy or door to protect my stuff from being stolen

I've allowed my roommates have guests in the past 100% of the time stuff went missing!

My house is quiet and when they have guest allot of the time they are loud and make allot of noise

Boyfriends come over spend the night, allot of the time they never leave and stay over frequently which makes a 3rd roommate who never pays rent! I've had allot of problems in the past where there druggy loser out of work boyfriend moves in without my permission and eats my food, uses electricity and takes up space and refuses to leave

On some occasions I've had female roommates who would have abusive boyfriends and they would constantly fight it was loud and happened frequently

All roommates in the past where we had the agreement of no guests never had a problem and they would never have anyone over accept for this one. In the past the ones who didn't have guests I had no issues with. There friends would meet them outside and they would leave and do there thing.

It is not crazy, in fact it is relatively common. OP said that he charges lower rent because of that (so the roommate gets something out of it as well - cheaper rent, while owner gets no guest policy, win win if both parties agree).

I don't think that's a bad rule. I stayed at hotels where guest weren't allowed after a certain time. Most residential hotels have strict no guest policies. Allot of ads on Craigslist have allot more rules like time allowed in apartment from x time to x time, no kitchen privileges etc which I think are ridiculous.

Again, though, you have to ask. What kind of people live in residential hotels? Also, what kind of person do you expect when you have rules like this.
